During the in-person visit

Exterior inspection

The roofer looks at the roofing, flashing, vents, gutters and edges, and may go up on the roof if it's safe to do so.

Interior check

If you have a leak, they may look at ceilings or the attic to trace where water is getting in.

Measurements

The roof is measured, or measured from imagery, to calculate materials and labor.

Your questions

It's your chance to discuss materials, timing, and anything you've noticed about the roof.

What a written estimate should include

  • A clear scope of work — repair, partial or full replacement.
  • The specific materials, including brand and product line where relevant.
  • Whether tear-off, haul-away and disposal are included.
  • How damaged decking discovered during the work will be handled and priced.
  • Who obtains the permit, if one is required.
  • Payment schedule and any deposit.
  • Manufacturer and workmanship warranty terms.
  • Expected start date and duration.

Questions worth asking

  • Is this estimate for a repair or a replacement, and why do you recommend it?
  • What could change the final price?
  • Will you be the one doing the work, or a subcontractor?
  • Do you carry liability insurance and workers' compensation where required?
  • Can I see the estimate in writing before I decide?

Check the contractor's license

In California, roofing contractors are licensed by the Contractors State License Board (CSLB).
